40 years ago Dubai was a small fishing and trading town
centered around the Creek, the natural water inlet that
separates Dubai into Deira and Bur Dubai - yet looking
around the city today with its plethora of skyscrapers
and modern buildings, it is hard to imagine that just a
generation or two ago it was all so different.
Now not a day in Dubai goes by without the announcement
of another real estate development project that promises
to be the quintessence of luxury. Dubai is cleverly
moving away from reliance on oil-related revenues and is

and currently is, Al Habtoor Engineering Enterprises,

The latest development to join
the bandwagon is the ‘Seven Building Development
Project’ at Al Mamzar and Al Nahda, which one of the
latest prestigious projects in the portfolio of the Al
Habtoor Engineering Enterprises.
Project Director Said Hassan who has handled a number of
challenging projects in the past is very optimistic
about the project. “Although it is a pretty straight
forward project comprising residential buildings which
will be on lease, we are bound by time as we have just
22 months to complete 7 buildings. This will be a real
challenge. But we are confident of achieving it,” he
said.
Said expects to mobilize nearly 4,000 people including
laborers, Subcontractors, site engineers, quantity
surveyors and other staff at the peak of the project and
is confident of completing the project on time as a
result of the excellent coordination and team work
between all the parties involved.
The Seven Buildings Development Project at Al Mamzar and
Al Nahda consists of multi level high-rise residential
buildings with limited office space in some buildings,
retail space on the ground level and parking areas with
single and double basements.
The project is designed by Al Hashemi Consultants while
the Morganti Group is the Project Manager. The project
sites are located at Al Mamzar, Al Nahda First and Al
Nahda Second in Dubai. At Al Nahda sites, two of the
three buildings have parking garages with bridges
linking the buildings.
Al Mamzar Buildings:
Tower One
This property consists of a double basement, ground
floor, first floor, 14 typical floors and a Rooftop
Health Club. The building’s total built up area is
approximately 685,406 square feet and consists of
showroom areas of 28,810 square feet, 108 one bedroom
apartments and 164 two bedrooms apartments.
Tower Two
This property consists of a double basement, ground
floor, first floor, 15 typical floors, and a rooftop
