  Dubai’s development is continuing at a frenetic pace with investors and residents snapping up the opportunity to own property in the most dynamic business and leisure destination in the Middle East. Jumeirah Lake Towers is just one of many projects that has captured the imagination of people looking for their dream home in the sun.

  Conceptualised by Al Nakheel, Jumeirah Lake Towers will comprise up to 100 high-rise buildings lining the shores of two giant lakes at a site between interchanges five and six of Dubai’s Sheikh Zayed Road. The plots have been sold on a freehold basis to investors to develop and create a new residential community within the guidelines of the master plan for the site developed by Al Nakheel.

  The Mazyood Giga International, through its Director Projects Mr. Yousuf Choksy, is making its mark on the development in the form of Goldcrest Views – a stunning 40-storey residential tower being built by the highly successful joint venture between Al Habtoor Engineering Enterprises and South African-based Murray & Roberts. With WS Atkins as the consultant, the project reunites the construction and architecture ‘dream team’ that built the world’s first seven star hotel – Dubai’s iconic Burj Al Arab.

  Headed by Yousuf Choksy, Director Projects Mazyood Giga International, Colin Pickering of Murray & Roberts as project director and Ibrahim Heyasat from Al Habtoor Engineering Enterprises as project manager, the Joint Venture team awarded the Dh 182m ‘design and build’ contract began on site last August. Having completed the ‘enabling works’ such as piling, dewatering and shoring, and with the foundations now firmly in place, Goldcrest Views has begun rising from the ground, with completion scheduled for 14 January 2007.

  “We are already ahead of the programme and have set ourselves a target completion date of 22 December 2006,” Ibrahim explained. “We have an excellent team here and very good working relations with the client and consultant, so there are no reasons why we shouldn’t be able to finish the job ahead of schedule.”

  Once complete, Goldcrest Views will comprise a mixture of studio, one, two, three and four-bedroom apartments up to the 35th floor. Floors 36-39 will comprise eight five-bedroom, duplex penthouse apartments, while other features include a rooftop pool deck, outdoor leisure facilities, a health club and fitness centre, service areas, retail space and car parking.

  The 40-storey tower, which will rise majestically from a desirable setting by the lake waterfront, has been designed around a rectangular plan form to achieve scenic views from all apartments on every level. Externally, the visual strength of the design is made more dramatic by two tapering, illuminated ‘fins’ that sweep towards and away from each other as they stretch skywards. These ‘fins’ mark the boundaries for the main entrance and roof leisure facilities and are effectively used to connect the building to the ground level/promenade deck/retail facilities while providing structural support and strength for the residential blocks.

  For Ibrahim, the construction offers the opportunity for the Joint Venture to showcase its unrivalled abilities, having already completed some of Dubai’s most famous buildings. As well as the Burj Al Arab, the JV was responsible for the construction of the BurJuman expansion, the Shangri-La hotel, and the Sheikh Rashid Terminal and Concourse at Dubai International Airport, among others.

“With so many towers being built as part of the Jumeirah Lake Towers project, it is the perfect opportunity for us to demonstrate why we have such an unrivalled reputation in the regional construction industry,” he said. “It is our intention to make Goldcrest Views the most distinguished tower in the development, both in terms of construction and the quality of the finish. We are always the best in Dubai and we will be looking to maintain that tradition.”

  While he does not foresee any obstacles to the successful completion of the structure, Ibrahim said the biggest problem the team will encounter is the congestion around the site, caused by so many other towers undergoing construction in the same area. Goldcrest Views alone will have a maximum of 500-600 workers on site during peak times.

  We have problems with limited space because the Jumeirah Lake Towers project is huge, and there will be a lot of contractors working here on the various sites,” he said. “So space for our site offices and storage is limited, but everybody is working together on this and co-ordination will be a major factor.”

  Goldcrest Views is Ibrahim’s second major job as project manager, having worked up through the ranks from site engineer, to project engineer, to construction manager and now project manager during his 10 years with Al Habtoor Engineering Enterprises. During that time the Jordanian has worked on numerous high-profile projects, including the Jumeirah Beach Hotel, the Dubai Ports & Customs building, the Dubai Airshow and Sharjah City Centre.

  “The construction process is always the most exciting aspect for me,” he said. “At the moment this project is just starting to emerge from an empty piece of desert, but if you come back in a year’s time the difference will be amazing.”

  The luxury apartments at Goldcrest Views have already been sold, with future residents attracted by the tower’s offer of luxurious modern living and extensive facilities. The rooftop pool deck will include a main pool with Jacuzzi and a children’s pool. The deck will also have a juice bar, barbecue areas, sun decks and lounging areas, all with dramatic views over the lakeside. Also overlooking the lakeside below the deck will be the health club housing a large fitness centre.

  Within the apartments themselves, the visual experience has been designed to balance drama with harmony. An amazing generosity of space in each apartment is designed for comfortable living, with spacious clear glass balconies providing maximum views of the surrounding resort lifestyle.

  The apartments will all combine high quality finishes with the finest fittings to create tastefully appointed rooms. Future residents will also benefit from ‘smart living’ with each apartment equipped with state-of-the-art DIGITCOM Technology providing a fully integrated home automation solution, including the ability to adjust the blinds, temperature controls and lights using a 15-inch colour touch screen control panel.

  A selection of the 2 bedroom apartments and all 3, 4 and 5 bedroom apartments will have maid-rooms with their own shower and toilet facilities. Designer kitchens, five star bathrooms, built in wardrobes, mood lighting, built in home cinema cabling, high speed Internet and satellite television connectivity will all contribute to make Goldcrest Views one of the finest addresses in town.
